Westbrook

Westbrook's deep black soil is some of the most fertile around — and some of the most demanding on a lawn, swelling wet and cracking dry. We know how to work with it. TopLawn is family-owned, 70+ five-star reviews, police-checked, $20M insured, with the right gear for Westbrook's bigger blocks.

Why us here

Local knowledge, local crew

Westbrook's deep, reactive black soil moves more than almost any other in the region — it swells and turns sticky in the wet, then cracks and sets hard through a dry spell — and that changes how a lawn should be treated. Knowing that, and building aeration and the right mowing height into the service, is the difference between a Westbrook lawn that stays healthy and one that struggles. We bring the mixed fleet for any block size and the local know-how for the soil. Family-owned, $20M insured, 70+ five-star reviews.

The soil under your lawn

Black Vertosol (cracking clay)

Black Vertosol · red Ferrosol on rises

Westbrook sits on a deep, self-mulching black Vertosol — a highly reactive clay that holds enormous amounts of water but drains slowly, compacts, and cracks hard when dry, so water tends to pool in the wet then run off the cracked surface in the dry. The single most valuable thing you can do for a Westbrook lawn is aeration and coring, which break the compaction and let water and air penetrate deep instead of sitting on top. Drainage is worth watching too. On the rises toward the city, red soil takes over and drains more freely. Couch, QLD blue couch, kikuyu and buffalo all grow well in this fertile soil, though the vigour means they need regular mowing.

Westbrook is a semi-rural suburb southwest of the city on the black-soil plain — larger lawns, more garden beds and boundary hedging than the inner suburbs, from generous house blocks through to acreage. Its position lets us fit it easily into our regular rounds while giving it the acreage-ready gear it needs.

What your lawn is telling you

Signs it needs more than a mow

The classic Westbrook sign is a lawn that cracks and won't take water in summer, then waterlogs in the wet — both point to the black soil needing aeration and coring to restore proper water movement. Spongy turf is thatch (scarify), and pale growth is hunger (feed). If low spots stay wet and boggy, drainage is worth addressing.

Common questions

Local lawn questions

  • My black-soil lawn cracks and won't absorb water — what helps? Aeration and coring open it up so water penetrates deep instead of running off.
  • Do you do acreage and boundary hedging? Yes — ride-on mowing plus hedge cutback and reshaping.
  • One-off or ongoing? Both.

What affects your quote

Free quotes. On Westbrook's bigger blocks the main factors are lawn area (acreage takes the ride-on), how much boundary hedging and garden work is involved, whether you want aeration and coring built in for the black soil, frequency, and starting condition.
