A vacate clean that lands two days after the inspection is worthless. A pre-sale tidy-up that misses the photographer costs the vendor real money.
We work with Colliers, Ray White, York Realty and Realway, and the reason is straightforward: when an agent says it needs doing by Thursday, it gets done by Thursday. If we genuinely can't make a deadline we say so upfront rather than agreeing and letting you down.
Property managers get itemised invoicing suitable for passing on to owners, and we're comfortable dealing directly with tenants, owners or trades on site.
We're also $20 million insured and police-checked, with certificates available on request — which matters when we're accessing occupied or vacant properties on your behalf.
When it's urgent
Cleanups are almost always tied to a date — an inspection, a settlement, a photographer, a handover. We treat those bookings with the urgency they need rather than as a routine mow, and we can often turn one around same-day where the schedule allows.
Tell us the deadline when you enquire. If we can hit it we'll commit to it; if we can't we'll say so straight away rather than agreeing and letting you down close to the date.
Everything gets cleared and removed in the one visit — no separate booking for rubbish removal, and no waiting weeks on your green waste bin to work through a pile.
Alongside green waste and general rubbish, we handle dirt and soil removal — old fill, built-up material against fences and walls, or spoil left behind by another trade.
Pricing
Cleanups are priced by volume more than area — how much material comes off the property and how many loads it takes. We quote the whole job including disposal, not an hourly rate that climbs.
No piles left behind
A cleanup that leaves a mountain of green waste on the verge isn't a cleanup — it's a problem moved three metres.
Grass, prunings, hedge trimmings, weeds, fallen limbs, general rubbish — all of it is loaded and removed, with as many dump runs as the job takes. That's built into the quote, not added afterwards as a surprise.
We finish with a full blow-down of paths, driveways and hard surfaces, so the property is genuinely presentable rather than just shorter than it was.
On bigger jobs we'll tell you upfront roughly how many loads we expect, so there's no ambiguity about what's included.

Usually within a few days, and often faster for agents we work with regularly. Tell us the inspection date when you enquire — we'll either commit to it or tell you straight away that we can't, rather than agreeing and letting you down.
No. We've cleared blocks that hadn't been touched in years. It takes longer and costs more than a maintenance visit, but nothing is beyond bringing back. Send photos and we'll tell you what's realistic.
Yes — general rubbish around the yard goes too. We can't take hazardous waste, asbestos, tyres, chemicals or car bodies; if there's anything like that on site tell us beforehand and we'll advise on the right disposal route.
