Short-stay, rentals & investment properties
If you own a short-stay rental, an investment property or a unit complex, the grounds are the first thing a guest, tenant or buyer sees — and you're usually not there to check. TopLawn keeps them right without you having to chase anyone. Family-owned, police-checked, $20M public liability, and the same crew every visit.
Maintaining a property you live at is a different job to maintaining one you don't. You're not there to notice the hedge creeping over the path or the weeds coming up in the driveway, and the first you hear about it is usually a guest review or an agent's inspection report. So the standard has to hold without supervision.
That's the difference here: a set round, the same crew who already know the property, and a message when the work is done. No chasing, no wondering whether anyone turned up.
What we look after on these properties:
We work across houses, townhouses, unit complexes and acreage. If it's a whole complex rather than a single yard, the common areas, bin surrounds and driveways are all part of the round.
Short-stay properties don't run on a fortnightly calendar. A booking ends, another starts in a few days, and the yard needs to look the part before the next guest walks in.
We'll fit in short-notice work where we can, and we'll generally make it work. Most short-stay owners run a regular round as the backbone and call us in on top of it when the calendar gets tight. Tell us what you need and we'll do our best to accommodate it.
What we won't do is pretend we're always available. We're a local crew with a full book, not a 24-hour service, and occasionally a request simply can't be fitted in. The more warning you can give us, the more likely the answer is yes, and if it's a no you'll hear that straight away rather than being left hoping, which is the part that actually costs you a bad review.
You'll also get a message the day before every scheduled visit and another when the job's finished, so you always know where things stand without asking.

James at TopLawn sent a couple of young blokes over to sort it out the same day… saved us a lot of hassle with the real estate. Definitely recommend.
Usually, yes. We'll fit it in where we can and we'll do our best to work around your calendar. Occasionally a request can't be accommodated, and if that's the case we'll tell you straight away rather than leave you guessing.
No. That's rather the point — we work unsupervised and you get a message when the job's done.
Yes. Common lawns, garden beds, driveways, bin surrounds and boundary hedging, on a regular round. We already do this fortnightly for complexes around Toowoomba.
Yes. $20 million public liability, double what most local operators carry, and every worker is police-checked and works to a documented safe work method statement. Certificates available on request for agents or body corporates.
Yes, and plenty do. Invoicing can go to you or to the agency, itemised per property.
Yes, every visit. Nothing gets left in a bin for a guest or tenant to deal with.
The first visit takes longer and is quoted separately, then it settles into normal maintenance pricing once it's back under control.
